Fees and Policies at Heron’s Roost

  • We require a 2 night, 6 person minimum stay. Up to 11 guests can be accommodated. No day-time visitors or unapproved guests on the property. The rate is $500 per night all inclusive (no additional occupancy taxes or cleaning fees). Add a third night for $350 and a fourth of more night for $250.
  • At this time, we cannot provide catered meals. We can provide a list of restaurants in the area that deliver, we can pre-stock the refrigerator with heat-and-eat meals (for an additional fee), or you can enjoy the camaraderie of cooking together in our fully-stocked kitchens.
  • This is a lake front property with a slightly rustic, cottage feel. We encourage you to enjoy the lake for swimming, fishing and kayaking or to hang out at the boat house but be aware that we assume no liability for your recreational activities and life guards are not provided. The grounds will have uneven walking paths and there are several places where stairs occur. If this is a mobility problem for you, please contact us beforehand. Guests will need to sign a liability waiver stating they visit the property at their risk.
  • Parties of 7 or less will be provided sleeping quarters in the main house only. Groups with 8 or more guests can spread out between the two houses to make your stay more enjoyable.
  • A $250 booking fee is due to reserve your calendar date. The remaining balance is due 14 days before the event. An accurate count of attendees is due at the 10 day before mark. If fewer then 6 guests attend, you will be charged the minimum fee.
  • Cancellations: $100 of the booking fee will be kept for processing fees and service charges. The remaining fee will be returned only if cancellations are done 30 days or more in advance of the start date. If a re-booking date is made at time of cancellation, then $200 of the fee will be transferred over.
  • We do utilize cameras on the OUTSIDE of the houses for security purposes, especially when the houses are vacant. Our policy is that no cameras are used in the house to ensure our guests privacy.
  • Covid-19 protocols are left to the individual coordinator UNLESS the state of Texas or other jurisdiction enacts regulations that we must comply with.
  • Pets are not allowed although several of the neighborhood cats will often visit. Please keep them outside the houses.
  • Vices: Moderate alcohol use is fine. Smoking is permitted outside of the houses. Because there may be children on the properties nearby, and sounds carry surprising far on the lake, we ask that adult language be kept to a minimum. There is no tolerance of drug use. We also ask that noise be kept to a minimum level after 10 pm.
  • After booking your event, the coordinator will be sent a detailed brochure with instructions for the door codes, where to find kayaks, parking directions and other useful information.
  • Occasionally, the county will issue a Burn Ban. If that happens, we will notify you. Grilling can still occur but the fire pit will not be allowed for safety purposes.
  • Our crafting retreat is located in a residential neighborhood. Next door, we have Airbnb properties with a varied mixture of guests. We cannot control that but do have good relationships with the other property owners. If you have been around lakes, you may have noticed that there can be some decrepit trailers, etc around as we are under a rural county control, not the rules and regulations of a well mannered city. That said, we are located just a few houses over from the crafting center as our permanent home and feel very safe here and have great neighbors.
